What Is Asphalt Seal Coating?

Seal Coating is an important aspect of keeping your driveway beautiful and strong.

Asphalt seal coating is a relatively inexpensive process that can be used to extend the life of the pavement, protecting it common conditions that cause it to erode. Seal coating can be performed on any asphalt surface at least 90 days old, and is recommended as a part of a comprehensive maintenance program. Seal coating involves applying a specially formulated liquid coating over an existing asphalt surface. When the liquid hardens, it seals the asphalt from harmful elements, including the weather, chemicals, and normal use. Seal coating slows oxidation, prevents water and chemicals from penetrating the surface and is easy to clean. While asphalt overlays and replacements are recommended for a surface at the end of its lifespan, seal coating is up to 10 times less expensive, and can double its lifespan.

While seal coat alone can sometimes fill extremely shallow cracks, crack filling should be done on the larger cracks to prevent any water from penetrating under your asphalt. The seal coating process is more like putting a coat of paint on your house. The end result is the same, a slightly shiny surface that discourages wear, prevents water or other spills from reaching the interior, as well as protecting against damaging sunlight. Unlike the paint on your house, seal coating wears out relatively quickly.   However, an inexpensive and easy seal coat and crack fill every 2-4 years can usually prevent any other asphalt maintenance for decades to come. It’s by far the most cost-effective way of maintaining asphalt over long periods of time.

Types of Asphalt Sealers

  • Coal tar is the most popular asphalt sealer in the market as it is weather-resistant and provides a long-lasting shiny finishing.  Like its name suggests, coal tar sealers contain a substantial amount of coal tar mixed in with other polymers and strengthening additives.
  • Fast dry sealers are meant to patch up roads with high traffic, such as parking lots and major roads leading to public areas such as gas stations and hospitals. The best thing about using fast dry sealers is that it curates in less than an hour.
  • Asphalt emulsion sealers are asphalt-based and are popularly known as the environmentally-friendly alternative to protecting your driveway.
